Far from an ageing population, almost 40 per cent of Stonnington residents are aged 25 to 49 years (average age 38.1 years). The City's residents are regularly on the move; less than half of the population has lived in the same home for more than five years. Many residents in Stonnington choose to live alone; in 2004 over one third of residential dwellings in the City are single households particularly in the inner suburbs. Approximately 70 per cent of households in Stonnington have an income of more than $50,000 per annum and more than 60 per cent of the employed population work as professionals. The City of Stonnington at Census 2006 (8 August 2006) has 89,882 persons who were usually resident in the City of Stonnington (residents). Females represent 52% of the population, 48% are males, females have higher representation (slightly) than in either Australian or the Melbourne Statistical Division (MSD) which both have 51% females. 

  

Age

Stonnington has higher representation than the MSD or Australia in the age group 25-54 years (47.40%) compared to 43.90% and 42.20% respectively and the 65 years and over age group, Stonnington 14.30%, MSD 12.80% and Australia 13.30%.Stonnington’s population 0-4 years (4.90%) and 5-10 years (8.40%) remains well under both the MSD and Australia, MSD, 6.30% and 12.60% respectively, Australia 6.30% and 13.50% respectively. Stonnington’s population has however grown in the 0-4 years by 327 or by 9.25% since the 2001 census, babies (0 years) has had an 18% since 2001. Within five year age groupings the highest growth in Stonnington was in the age groups of 65-69 years 19%, 55-59 years 17%, 60-64 years14%, 35-39 years 9%.  

  

Cultural diversity

63.3% of Stonnington’s residents (2006) were born in Australia, representing a drop from 65.7% in 2001. The most common country of birth (outside of Australia) remains England (3.40%) followed by Greece (2.10%). The other most common countries of birth for Stonnington residents were New Zealand 2.10%, China 1.90% and India 1.70%. The Catholic religion remains the most prominent 21.30%, no religion 20.90% and Anglican 16.90%. Eastern Orthodox and Judaism represent 6.00% and 5.10% of Stonnington residents respectively. 

  

Personal and family status

In 2006, 50.9% of occupied dwellings were family households, 31.5% of these were lone person households, significantly more than the 22.60% of lone households in the MSD and 22.90% in Australia. 

  

Household characteristics

The median individual $726, household $1,346 and family incomes $2,014 were all well above the MSD and Australia weekly averages. The median weekly rent $245 and housing loan payments $1,900 were also above MSD and Australia. MSD medians were $200 rental per week and $1,300 loan repayment per month. Only 29.10% of dwellings are fully owned in Stonnington, with another 21.70% being purchased, this compared with MSD 33.10% and 34.60% and Australia 32.60% and 32.20% respectively. Stonnington has 38.50% of rental households compared to MSD 24.50% and Australia 27.20%. The relative distribution of high income and low income has remained relatively constant

Customer Profile

Como has a captured audience of residents and commercial office staff who work and/or live within the complex. It also forms part of the cosmopolitan shopping experience of the Chapel Street, Toorak Rd and Commercial Rd broader retail precinct. However, through its product mix, Como is uniquely positioned at the upper-end of that precinct’s market and this is reflected in the customer profile.
